Concrete in Andover, Kansas

Andover is Butler County’s largest city and one of the area’s fastest-growing suburbs. Much of its housing was built or rebuilt in the last few decades, so most concrete projects here are additions, upgrades and early repairs rather than old tear-outs.

Cloud City to Andover

The townsite was platted in February 1880 as Cloud City, after a railroad engineer on the Frisco line, and renamed Andover, after Andover, Massachusetts, that June. On April 26, 1991, an F5 tornado killed 13 people in Andover and destroyed more than 300 homes, and an EF3 tornado on April 29, 2022 damaged a YMCA branch, a school and other buildings. The 2020 census counted 14,892 residents and 5,287 housing units, making Andover the most populous city in Butler County, served by Andover USD 385 (Wikipedia: Andover, Kansas).

Mostly newer concrete

Rebuilding after 1991 and rapid growth since means much of Andover's concrete is relatively young. The typical request is an upgrade: a larger patio, a stamped surround for a fire pit, a walkway, a wider drive or a pad for a sport court or trailer. Early problems on newer slabs often trace back to base. NRMCA's cracking guidance points to subgrade preparation, water added on site and inadequate curing as common causes (NRMCA, CIP 4: Cracking Concrete Surfaces).

Decorative work

Stamped, colored and exposed-aggregate finishes are popular in Andover's newer neighborhoods. NRMCA's finishing guidance cautions against finishing with bleed water on the surface and overworking the concrete (NRMCA, CIP 14: Finishing Concrete Flatwork). Its discoloration guidance notes that color variation can come from curing and finishing differences and from changes in materials between batches (NRMCA, CIP 23: Discoloration). For colored work, consistent mix, finishing and curing across the whole job keeps color even. See stamped and decorative concrete.

Butler County, not Sedgwick

Andover sits in Butler County and runs its own building and public works departments. Rules for permits, approaches and sidewalks come from the city, not from Wichita or MABCD. Check with Andover before planning work at the curb or anything structural.

Winter on decorative surfaces

Stamped and colored concrete is just as exposed to freeze-thaw and salt as plain concrete, and scaling is more noticeable on a decorative surface. NRMCA recommends air-entrained concrete, no de-icers the first winter and a breathable sealer (NRMCA, CIP 2: Scaling Concrete Surfaces). Many owners reseal decorative patios on a regular schedule. See the sealing schedule guide.

Storm-related work

With two major tornadoes in its history, some Andover owners plan storm shelters or safe rooms. Those are engineered structures with their own requirements and permits, separate from patios and drives.

Rebuilt neighborhoods

After the 1991 tornado, a third of Andover's residents were left homeless and hundreds of homes were destroyed, so whole streets were rebuilt at once. Concrete from that rebuilding is now more than three decades old. Driveways and walks from the early 1990s may be showing scaling, settled panels and joint problems, and many owners are replacing them at the same time as other exterior updates such as roofs, windows or landscaping.

See the estimate factors page for how finish and size shape a patio scope.

Asked and answered

Concrete questions from Andover

  1. Is concrete from the 1990s rebuilding due for replacement?

Not automatically. Sound slabs can be sealed, lifted or repaired. Widespread scaling, broken panels or poor drainage point toward replacement.

  2. Do Wichita’s rules apply in Andover?

No. Andover is in Butler County and runs its own building and public works departments. Check with the city.

  3. Why does my colored concrete look blotchy?

NRMCA notes color variation can come from finishing, curing and material differences. Consistency across the job helps.

  4. How often should a stamped patio be resealed?

Follow the product schedule. Many decorative sealers need recoating every few years, sooner with heavy sun or traffic.

  5. Can a patio include a fire pit surround?

Yes. Plan clearances, drainage and the fire pit product’s requirements before forming.
